Short answer
Before Abu Dhabi's November–March rains, clear roof drains and gullies, check roof joints, parapets, terraces and window sealant, test the basement sump pump, and test the RCD breakers in the distribution board. Within a day or two of the first heavy rain, check ceilings, external walls and basements for new damp. That is also the best time for a thermal leak survey.
Abu Dhabi does not get much rain, but most of it arrives between November and March in short, heavy storms. Roofs, drains and joints that have baked through a 45°C summer meet a lot of water in a few hours. The April 2024 storm, the heaviest rainfall the UAE had recorded since records began in 1949, showed how quickly that turns into leaks, flooded basements and electrical faults. A one-hour check in October or early November prevents most of it.
What should you check before the rain?

What electrical checks should you do before the rain?
Water and electricity are the most dangerous combination in a storm, and they are easy to overlook in a leak check:
- Test the RCDs (the earth-leakage breakers) in the distribution board using their test button. They are what cut the power if water reaches a live circuit.
- Outdoor sockets and garden lighting. Covers should close, fittings should be rated for outdoor use, and nothing should sit where water pools.
- The distribution board location. If it sits near a known leak, below a bathroom or in a basement that has flooded before, have it assessed.
- Roof equipment. AC units and water heaters on the roof need sound cable entries and isolators.
If breakers already trip in wet weather, that is a warning sign, not a nuisance. See signs your villa needs rewiring, or have a licensed electrician check it before the season.
What should you check after the first heavy rain?
The first storm of the season is the best test your building will get. Within a day or two of it:
- Look at ceilings below roofs, terraces and bathrooms for new stains or bubbling paint.
- Check the inside faces of external walls, especially below windows and parapets.
- Check basements and lift pits for water on the floor or wet bands on the walls.
- Photograph anything you find, with the date. A stain that grows between storms tells a surveyor a lot.

What can you fix yourself, and what needs a specialist?
Clearing drains and gullies, resealing a window frame or closing a tank hatch are jobs a careful owner or maintenance team can do. Anything below that needs a specialist:
- Water coming through concrete (a roof slab, a basement wall, a construction joint) needs injection waterproofing, not surface sealant.
- Water that keeps coming back after a repair means the source was never found.
- Any leak near electrical fittings, or a breaker that trips when it rains, needs a licensed electrician.
