A damp patch on a ceiling or wall is rarely directly below or beside its source. How does thermal imaging find a hidden leak?

An infrared camera does not see water. It measures surface temperature. Wet materials are usually cooler than the dry material around them, because water evaporates from the surface and holds temperature differently from dry concrete or plaster. On the camera, a wet area shows up as a cooler shape with a pattern: a pipe route, a spreading stain beneath a shower, or a line along a construction joint.

That pattern is what matters. A plumbing leak usually follows the pipe. Water coming through a crack in a basement wall shows as a band from the crack downward. Condensation from an air-conditioning duct looks different again, which prevents a costly misdiagnosis.

Thermal imaging is a screening tool, not a verdict. Every suspect area is confirmed with a moisture meter before anyone decides what to repair.

What does a leak survey involve, step by step?

  1. History and visual check. When did the stain appear? Does it get worse after showers, after rain, or all the time? The answer narrows the list of sources.
  2. Thermal scan. Walls, floors and ceilings around the affected area are scanned, including the rooms above and beside it.
  3. Moisture confirmation. Readings are taken across the suspect areas to confirm where the material is actually wet and how far the moisture has spread.
  4. Leak path and cause. The findings are put together: a pipe leak, a failed wet-area seal, a crack in a slab or wall, or water entering from outside.
  5. Repair recommendation. A plumbing leak needs a plumber. A crack or joint letting in water through concrete is a case for injection waterproofing. The survey decides which, before any money is spent on the wrong fix.

Conditions matter too. Thermal imaging works best when there is a temperature difference between inside and outside, or between wet and dry surfaces. What happens after the leak is found?

If the water is coming through concrete, whether through a crack, a construction joint or a pipe penetration in a slab or wall, the repair is injection waterproofing. On an active leak, a water-reactive foam is injected first to stop the flow, then a flexible resin makes the permanent seal. The work is done from inside, without breaking tiles over the whole area.

Thermal imaging is used a second time once the resin has cured: the same areas are scanned again to confirm they are dry before sign-off. That gives you documented evidence that the repair worked, not just a surface that looks dry because it has been painted.
